Why Are Coop Listing Prices So Inflated???

$%*'`[JBRed]%*'`@Every coop listing I see if for 15-20% more than comparable apartments have sold for in the last year (a time of decreasing Forest Hills prices). Why are the listing prices so high? Is anyone actually bidding anywhere near the ask on any of these?

I tried bidding for this 1 bedroom coop out on 64th street. it's not the best area in forest hills. apartments comps go for $170K, I offered $180K and seller wouldn't sell it and even tried to tell me it's a 2 bedroom just cause they put up a wall themselves add an extra bedroom inside the living room. Some of these guys think just cause it's 'forest hills' it deserves the high prices. I understand if it's in the nicer part or one of those fancier buildings but way up in 64th ave or those area, th
